Step 1: Meet the Basic Licensing Requirements

  1. Age & Reputation
    To qualify for a real estate license in British Columbia, you must:
    • Be at least 19 years old
    • Have a satisfactory personal and financial background

    If you’re unsure whether your background might affect your eligibility, contact the BC Financial Services Authority (BCFSA) for clarification before applying.

  2. English Language Proficiency
    You must demonstrate a strong command of English by meeting one of the following criteria:
    • Hold a degree (not a diploma) from an accredited, English-speaking post-secondary institution, or
    • Achieve a minimum score of 7 out of 12 on the CELPIP–General (Canadian English Language Proficiency Index Program) test

Step 2: Register for the Real Estate Licensing Course

  1. Course Enrollment
    • To become licensed in British Columbia, you must register for the Real Estate Trading Services Course through the UBC Sauder School of Business online registration portal. Once enrolled, you have to complete the course and pass the Real Estate Licensing Exam.

    • You’ll need an HP 10BII+ Financial Calculator for the math components of the course and exam.
    • If your exam location allows digital calculators, check your student account for the most current instructions.

Step 3: Complete the Coursework and Write the Licensing Exam

  1. Access Study Materials
    1. After registering for the course, you’ll gain access to your Real Estate Online Course materials, including video lectures, readings, and assignments.
  2. Complete Assignments
    • You must submit 20 assignments (about 400 questions in total) within one year of enrollment.
      • You can submit a maximum of two assignments per week, regardless of your enrollment date.
      • Consistent weekly progress is essential to stay on track for your exam deadline.
  3. Prepare for and pass the Real Estate Licensing Exam
    • Exam Format: 100 multiple-choice questions to complete within 3 hours.
      • Passing score: 70%
      • Attempts: You have two chances to pass the exam within two years of completing your assignments. If you fail both attempts, you’ll need to re-enroll in the course before trying again.

  1. Course Structure
    The Applied Practice Course is divided into two phases, and each phase has two components.
    • Phase 1
      • Component 1: Online study and assignment submissions (takes about two weeks to complete).
      • Component 2: A two-day live Zoom session that simulates real-world transactions and communication.
        After completing this session, you’ll be eligible to join a brokerage.
  2. Choose a Real Estate Brokerage
    • Before applying for your temporary license, you must choose a brokerage to work under.
    • Tip: Start exploring brokerages early — even while taking your Real Estate Course — to find one that aligns with your values, goals, and preferred work environment.
  3. Apply for a Temporary Real Estate License
    • Once you’ve joined a brokerage, you can submit your Real Estate Licensing application through them.
    • After approval, you’ll receive a temporary real estate license, allowing you to trade under the supervision of your managing broker.

Step 5: Complete Phase 2 of the Applied Practice Course

  1. Phase 2 Overview
    In this final phase, you’ll put your training into real-world practice under the supervision of your brokerage. This phase includes two required components:
    1. Component 1: Act as a buyer’s agent—your brokerage will help you find a buyer and complete a purchase transaction.
    2. Component 2: Act as a seller’s agent—your brokerage will also help you complete a sale transaction.
  2. Earn Your Full License
    Once you’ve completed both transactions, you’ll be eligible to receive your full Real Estate License — officially becoming a licensed real estate agent in British Columbia!
