Should I Enroll in the UBC Course to Write the Real Estate Licensing Exam?

Yes. To write the BC Real Estate Licensing Exam, you must first enroll in the Real Estate Trading Services Course offered by the University of British Columbia (UBC) Sauder School of Business.
Private tutorial programs — such as Excel Realty Academy, BC Academy of Real Estate, Benson Wang, Quick Pass Master, Get Fred, Realty Course, BC School of Real Estate, GOBC, Real Smart, and others — cannot replace the official UBC course and do not administer the licensing exam.
These tutorial programs (including ours at Excel Realty Academy) are designed to help you understand the material, simplify difficult concepts, and prepare you to pass the official UBC exam.

Who Is Exempt from the UBC Real Estate Course?

There are limited exemptions for certain academic backgrounds:

  1. Master’s Degree in Real Estate
    • You may request a waiver from both the UBC Real Estate Course and the Licensing Exam.
  2. Bachelor of Commerce (B.Com.) in Real Estate
    • If you’ve completed COMM 434 – Land Law (or BUSI 111), you can apply for a waiver from the Real Estate Course and/or the Exam.
  3. BCIT Graduates
    Graduates of the BCIT Professional Real Estate Diploma or Advanced Diploma in Professional Real Estate are exempt from the UBC Real Estate Course, but they must:
    • Write the Real Estate Licensing Exam.
    • Complete the Residential or Commercial Trading Services Applied Practice Course (APC).
    • Meet the English Language Proficiency Requirement to schedule the exam.
  4. Langara College Students
    Students who have completed certain Langara College Real Estate courses can request a waiver from the UBC Course, but they must:
    • Write the Real Estate Licensing Exam.
    • Complete the Residential or Commercial Applied Practice Course.
    • Meet the English Language Proficiency (CELPIP-G) Requirement before scheduling the exam.
