What’s the Best Way to Study for the Real Estate Licensing Exam?

To pass the BC Real Estate Licensing Exam and get licensed as soon as possible, you need more than just hard work — you need a smart study plan.
Here are proven strategies that help our students at Excel Realty Academy succeed on their first try:

  1. Map out your study time
    • Create a consistent study routine that fits your schedule.
    • Be realistic about how long each task will take, and don’t forget to include breaks.
  2. Plan ahead
    • Divide the course material into sections and study one section each day.
    • Consistent, gradual learning works far better than last-minute cramming.
  3. Discover your learning style
    • Everyone learns differently — visual, auditory, or hands-on. Adjust your methods to fit you.
    • One of our auditory learners recorded herself explaining key concepts and listened to them while jogging — turning exercise time into study time.
    • Another visual learner used diagrams and flowcharts to map out key ideas, like creating a “tree” of concepts for each chapter.
  4. Be an active learner
    • Stay curious — curiosity fuels deep understanding.
    • Connect each concept to a real-life situation in real estate; the course is full of knowledge you’ll use in your career.
    • Create stories or examples to make lessons stick (for example, in Chapter 4, one student made up a story about forging a title to remember the concept of “indefeasibility of title”).
  5. Read and recall
    • Avoid rereading aimlessly. After each paragraph, jot down quick notes to help your brain stay focused and retain more.
  6. Make studying fun
    • Remember how you used to stay focused when playing games as a child? Use that same mindset now — turn your study sessions into challenges or games.
  7. Start early
    • Procrastination is often driven by fear of failure. Begin with small, consistent steps — one concept, one question, one page at a time.
  8. Keep your “why” in mind
    • Ask yourself:
      • Why am I studying this material?
      • What will passing this exam help me achieve?
      • Wouldn’t it be great to earn my real estate license sooner?

Why Don’t I See the Computer Exam Schedule for the Real Estate Exam?

If you can’t see the computer-based exam schedule for the UBC Real Estate Licensing Exam, don’t worry — this is normal and happens to all students.
You’ll only see the computer exam dates after completing specific course requirements. Here’s how it works:

  1. Written Exam Dates Are Always Visible
    • From the day you enroll in the UBC Real Estate Trading Services Course, you can view the written exam schedule.
    • These paper-based exams are typically held every three to four months at convention centers or large venues.
  2. Computer Exam Dates Appear Later
    • You will not see the daily computer exam schedule until you have:
      • Completed and submitted all 20 assignments, and
      • Submitted and received approval for your English Language Proficiency (if required).
      • Computer-based exams are offered five days a week, usually twice per day at UBC Vancouver campus.
        • Morning session: 9:00 AM
        • Afternoon session: 1:00 PM

Once those requirements are met, the computer exam schedule will appear in your UBC Real Estate Course portal.
At Excel Realty Academy, we guide students through each step so they know exactly when to book their exam.

Which Exam Format Is Better: Written or Computerized?

In BC, the Real Estate Licensing Exam is offered in two formats: written and computerized.
Both formats:

  • Have 100 multiple-choice questions
  • Must be completed in three hours
  • Require 70% to pass

While the difficulty level is similar, the formats differ in environment, timing, and convenience.

  1. Written Exam
    • Held every three months at large exam centers in cities like Vancouver, Surrey, Victoria, and Kelowna.
    • Hundreds of participants in most centers; smaller towns may have fewer.
    • Common challenges reported by students:
      • No clocks on the walls — time is announced occasionally, which can be distracting.
      • Limited space for notes or math calculations — only margins of the questions are available.
      • Noise and distractions from other participants.
      • Long wait (about three weeks) to receive results, which can be stressful.
Student experience: One of our students scored 97% but called us immediately after the exam saying it felt tense and uncertain. Many adult learners find the written exam environment stressful.
  2. Computerized Exam
    • Conducted at UBC Vancouver campus, five days a week, twice daily.
    • Smaller groups (about 20 participants), quieter environment.
    • Timer on the screen helps track progress.
    • A few blank pages are provided for notes and calculations.
    • Washrooms are nearby, with staff supervision.
    • Results are available the next day, or within a few days at most.

Environment note: The computerized exam is monitored closely (cameras, strict staff) to prevent cheating. If you follow the rules and remain focused, the environment should not be a concern.
Bottom line: Both exams test the same knowledge, but most students find the computerized exam more comfortable, less stressful, and faster for results. At Excel Realty Academy, we prepare students for both formats, so you can approach either exam with confidence.

What Must You Take with You to the Real Estate Exam?

To write the BC Real Estate Licensing Exam, make sure you bring the following items:

  • Valid ID – government-issued, with photo.
  • Printed exam booking ticket – from your UBC student account.
  • Two recent passport photos – tape (do not staple) one to your exam ticket.
  • Calculator – ensure it meets the exam requirements.
  • Water – stay hydrated.

Tips for passport photos to avoid stress:

  • Take the photos a few days before the exam.
  • Do not change your appearance (hair color/style, beard, etc.).
  • Photographer should stamp the back with the date and company name — nothing handwritten.
  • Keep the receipt and credit card used for the photo.

Everything else will be stored in a sealed bag or locker at the exam center.
Excel Realty Academy Tip: Preparing these items in advance can reduce stress and help you focus on the exam instead of last-minute logistics.

What To Do During the Last Few Days Before Writing the Real Estate Exam?

The last few days before the BC Real Estate Licensing Exam are not for cramming — they are for planning, reviewing strategies, and resting. Key steps to follow:

  • Trust your preparation: By now, you’ve studied enough. Last-minute cramming can increase stress and reduce performance. Your mind already has the knowledge stored.
  • Familiarize yourself with logistics:
    • Visit the exam location in advance — drive or take transit, park, and walk to the exam location/building to know the route and timing.
    • Log in to your UBC online student account to see the computer interface, mouse, and exam room setup (for computer exams).
  • Prioritize rest: Sleep early to ensure your mind is fresh and alert on exam day.
  • Reschedule if needed: If you feel unprepared, cancel and reschedule. It’s not failure — it’s a smart decision.
  • Follow last-minute strategies: Excel Realty Academy provides students with proven plans for the final days, hours, and minutes to maximize exam performance.

Treat the exam like a mission — you’ve done the preparation, now it’s time to execute with confidence and calm.
