Who We Are

This website is operated by EXCEL REALTY ACADEMY LTD. (“Excel Realty Academy”, “we”, “us”), a real estate exam preparation school located at 470 Granville St, #937, Vancouver, BC V6C 1V5.

This policy explains how we handle personal information across everything we operate: this website, our Thinkific course platform, and our student portal. We follow British Columbia's Personal Information Protection Act (PIPA) and Canada's Personal Information Protection and Electronic Documents Act (PIPEDA).

What We Collect

  • Information you give us directly: your name, email address, and phone number when you submit a contact, free trial, referral, or guide-request form.
  • Referral information: if you use our referral offer, the name and contact details you provide for the person you refer.
  • Enrollment and billing information: your name, email address, phone number, and billing address when you register for a course.
  • Information collected automatically: pages viewed, approximate location, device and browser type, referring site, and similar analytics data.

We do not collect or store your payment card details. Payments are handled by our payment providers, and card numbers never reach our systems.

We do not knowingly collect information from anyone under 19, the minimum age for real estate licensing in British Columbia.

Information About Someone Else

Our referral offer asks for a friend's name and contact details so we can apply the discount to both registrations. Please only provide their information if they are happy for you to do so — we will contact them about the referral. If someone tells us they did not agree to being referred, we will delete their details on request.

How We Use Your Information

  • To respond to your enquiry and provide the course or materials you requested.
  • To deliver your enrollment, process payment, and give you access to course materials.
  • To apply referral discounts to your registration and that of the person you referred.
  • To send you the free guides or information you asked for.
  • To understand how our website is used so we can improve it.
  • To keep our website secure and prevent spam and abuse.

We do not sell your personal information, and we do not share it with third parties for their own marketing.

Cookies and Analytics

We use cookies and similar technologies to understand how visitors use our site so we can improve it. Analytics run by default, and the notice on our site lets you decline them at any time. Declining stops these tools from loading and clears the cookies they have already set. Essential parts of the site — forms, navigation, and course access — keep working either way.

You can also clear or block cookies in your browser settings. Doing so will not affect your ability to use the site.

Service Providers We Use

We use a small number of trusted providers to run our website and deliver our courses. Each receives only the information it needs:

  • Google Analytics 4 and Google Tag Manager — website analytics. Sets cookies; can be declined via our cookie banner.
  • Google reCAPTCHA — spam and abuse prevention on our forms. Subject to Google's Privacy Policy and Terms of Service.
  • Vercel — website hosting, plus privacy-focused performance and audience analytics that do not use cookies.
  • Sentry — error monitoring, so we can detect and fix technical faults.
  • Resend — delivery of form submissions to our team and confirmation emails to you.
  • Thinkific — our course platform, which stores your enrollment and account information.
  • YouTube (in no-cookie mode) and Google Maps — embedded video and map content, which loads only when you interact with it.

Some of these providers store or process information on servers outside Canada, including in the United States. Where that happens, the information may be accessible to foreign courts and law enforcement under the laws of that country.

How Long We Keep It

We keep enquiry and enrollment records indefinitely, so that we can support past and returning students, honour course access and repeat entitlements, and meet our business and tax record-keeping obligations.

You can ask us to delete your information at any time, and we will do so unless we are required to keep it — for example, records tied to a completed transaction. Write to us at [email protected] and we will confirm what we have done.

How We Protect It

Our website is served over an encrypted connection, form submissions are protected by spam filtering, and access to student records is limited to staff who need it. No system is perfectly secure, but we take reasonable steps to protect your information against loss, theft, and unauthorised access.

Your Rights

Under BC PIPA and PIPEDA, you can:

  • Ask what personal information we hold about you and request a copy of it.
  • Ask us to correct information that is inaccurate or incomplete.
  • Withdraw your consent to marketing communications at any time.
  • Decline analytics cookies using the banner on our site, or clear them in your browser at any time.
  • Make a complaint to the Office of the Information and Privacy Commissioner for British Columbia, or to the Office of the Privacy Commissioner of Canada.

We may update this policy as our practices or the tools we use change. The “last updated” date at the top of this page always reflects the current version. Material changes will be highlighted on this page.
